Read MoreLandmen are wondering why connect to Twitter when already connected to Facebook, LinkedIn, YouTube, Google+, Instagram, texting, emailing, and more. The answer lies in the forever changing social media landscape where one platform such as Facebook is popular, and then quickly another platform rises to the masses, as in the case of Twitter. Social Media continues to evolve like technology moving from the rotary phone to the sleek smart phones. In 2015, Twitter has grown to 500 million users with over 350 million active users, and is gaining momentum in the business industry, according to Ingrid Lundgren of TechCrunch. Twitter has serviced over 1.6 billion search queries, is one of the most visited websites, and is called the “SMS” (Short Message Service) of the Internet, as noted in the “Twitter.com” site information.

I want to introduce myself, Alan Day, President of TotaLand and VP/CIO of Fenstermaker. I have been involved with the Oil & Gas markets since the 80’s and have been responsible for TotaLand for the past few years.
Read MoreRemember the old saying, “It’s not what you know, it’s who you know”? Getting to know the right people in the oil and gas industry has just gotten easier for landmen
using LinkedIn. LinkedIn, a business related social network founded in 2003, has changed the way landmen and others connect to find jobs and build their business reputation in the field of oil and gas. With over 225 million members, landmen recognize the business benefits of
LinkedIn and are setting up strong profiles to set them apart as experts in the field.
In today’s, fast paced technological world, it is not enough for Landmen to have in-depth knowledge of contracts, oil and gas, engineering, geology, hydrology, mining, land use, and information retrieval, just to name a few of the numerous tasks of the everyday landman. To gain an edge in the industry, landmen need to stay up-to-date on networking which will leverage them in their field and to stay connected. Companies would rather hire someone they know or are familiar with rather than someone they have no previous knowledge. This report shows practical ways to gain new contacts and maintain contacts needed to succeed in your field. Our goal for landmen is to succeed in all areas needed to be a leader.
Read MoreWith oil prices dropping since June due to oversupply outweighing demand, enthusiasm, among landmen, seems to be drying up. Uncertainty, anxiety, and fear appear to dominate most conversations. The topic of dropping oil prices have become the focal point, and conversations tend to go something like this: “We’ve seen bad days like this before.” “This is just like the downturn in the ‘80s.” “We are in for a long declining oil economy.” With these types of conversations, it is easy for landmen to become uncertain, negative, paralyzed, and even afraid for the future. Maintaining a positive, goal oriented attitude for landmen is like a “flowing well” with enough high pressure from a surge of positive reports and historic business models utilizing unique strategies to spiral companies up during an economic downturn.
Read MoreMany brokerages have served their clients well over the years and have been rewarded with success. As an avowed capitalist, I applaud that success. Within that group, there are two camps. The first is the group that sees no reason to change what has always worked for them in the past, sort of a ‘dance with the one who brung you’, or ‘if it ain’t broke don’t fix it’, or ‘son, are you really gonna sit there and tell me I’m not doing it right already?’ approach. On the surface, it can be difficult to refute the logic, but nevertheless my reference to the status quo is aimed at them—those that will continue doing what they’ve always done because they’ve always done it that way…
Read MoreThere are many reasons why a brokerage would need to track the rights and obligations of a block of assets (OGMLs, rights of way, seismic permits, etc.). Sometimes it is simply a matter of convenience, in the case where the brokerage has performed the acquisition work and therefore already has everything mapped and documented. Other times, it may be that the non-op client simply is not large enough or otherwise uninterested in investing the significant amount of time and capital required to research, purchase, implement and maintain an in-house asset management system.
Read MoreLand industry lore is full of accounts of landmen carrying their pre-printed lease forms and their manual typewriters with them in their cars when visiting landowners. While these accounts may seem like quaint reminders of a bygone era, they are actually perfect examples of land industry professionals being just that—professional—by employing the best methods available to them at the time. At least the leases were not hand-written…
Read MoreAll brokerages need an efficient broker and client billing system, as discussed in Part 1 of this series. Just as central, though, is title management. Almost nothing happens without legal documents (recorded or otherwise) being the primary determinant. Documents are first obtained in any number of ways, such as researching online or at the courthouse, or in a package already compiled and presented for review. Regardless, the legal document, or instrument, is an asset from the moment it is brought into the realm of the handling brokerage.
Read MoreThe “Build or Buy” question is one that most brokerages face early on, especially in regard to broker billing. It is very tempting to attempt to build a system in-house—and with good reason. It appears to be very simple, and as land solutions go, it is one of the simplest problem to tackle. However, “simple” is not always synonymous with “easy”.

In November, 2004, the very earliest incarnation of TotaLand was used for the first time to facilitate an acquisition project. It also happened to be the first, last and only time I personally used TotaLand for land work. Since then we have deliberately not worked as landmen in order to avoid any conflict of interest.
As our ten-year anniversary approached, I became curious about some of our global metrics, and asked the staff to look into it. I guess I didn't have a firm expectation of what the results would be, but I can say that I found them interesting enough to want to share with our readers.

TotaLand for Tracking Leasehold
TotaLand has always been an excellent tool for facilitating acquisition projects and for overall managing a land brokerage. For almost 10 years now and through tens of millions of user clicks, TotaLand has evolved into a finely-tuned instrument serving the needs of our brokerage clients. In the last few months, however, smaller to mid-size E&P clients have begun to discover the ability of TotaLand to track their leasehold effectively and affordably.
The land industry is cyclical—and this is not news to anyone reading this. The new year will pretty much pick up where 2013 left off. On the other hand, I’m seeing some nice movement back to good old fashioned conventional landwork.

It is a great thing to set aside a time of year to focus on the many things for which we should be thankful. It is easy to take family and friends for granted when they are close at hand. Let us never forget how much of a blessing they are, remembering that many in our industry spend much of their time away from those they love.
(All Users) Within your Billing Tab you have access to Packaged Billing Information. Just set your Start and End Date according to the specifications
and within a click you’ll have a multi-tabbed spreadsheet of your entire year’s billing items along with any scanned images (receipts, etc.)
You can also easily include a designated email address to send this robust report to yourself, your C.P.A. etc.
As anyone in the land industry knows, the 4th quarter is very often marked by a significant reduction in expenditures for land projects. This is not only predictable, it just makes sense. Since many companies’ respective fiscal years correspond with the calendar year, AFEs (Authorization For Expenditures) tend to run out as the fiscal year-end approaches. Projects can be slowed down, put on hold or even cancelled. Even for those companies with non-calendar-year fiscal periods, essentially half of the 4th quarter is dominated by one holiday or another, so people take time off, fewer meetings are scheduled, and less gets done.

Customization Needs, Training and Support and Newest Features
Customization Needs – The TotaLand team has really carved out a niche with our clients. Gone are the days of whether or not you’re using a database…now it’s “which one” are you using. At TotaLand we’ve worked through hundreds of customization requests over the years so that our clients can both enjoy the efficiency and effectiveness of utilizing an advanced data management system while maintaining that infamous spreadsheet…you know the one…someone spent several nights and weekends organizing several decades ago. Well, you can have the best of both worlds by sending us that spreadsheet and having it programmed into the system. One click and you have all of your data from our system displayed to your specification. (programming fees apply; but I’ve never had a client say that the minimal charges associated with adding this feature is not well worth it.
It’s been about a year since my “Databases and Landwork” presentation was approved for CE credit, and I enjoy speaking to my colleagues in the land industry whenever possible. Due to space limitations, this article is a very condensed (and non-visual) version of the presentation, but I hope I can cover the essential points in a manner helpful to the readers. We will be posting the PowerPoint and a video of the presentation in our About Us section in the next few days, wherein I go into much greater depth.

The land industry is (appropriately) famous for its hypersensitivity to discretion. From my perspective at the time, I thought it was a wonderful development. It sure made my job easier to crank out leases. I could format things the way I liked and could more easily print a new one if I had to make a change. Everything’s great, right? Well not so fast…

Since paper is made from trees, “going paperless” is a great way to reduce the number of trees that are required to fuel businesses of all kinds, and using TotaLand is a great way to minimize the use of paper in land work. Of course, saving trees is not the only benefit of going paperless. Printing, copying, storing and sending paper records is a big part of the cost of land work, and minimizing these costs is a great way to get more work done for less cost.

Using TotaLand is by far the best decision we have made. It saves time and money. Abstract Assembler is one of our favorite features. Every time we have sent a completed abstract to a new attorney, they have called and commented how much they like the look of the finished product. As a broker, I can say that having the landmen do their billing on TotaLand saves us hours every billing period. But by far TotaLand’s customer service is the best in the business. We have had clients, that have had us use other management software companies and they do not even come close to the service that TotaLand provides. If we ever have a problem we are taken care of immediately, no matter the time or day. They have also implemented some of our suggestion that clients have made.

As a former landman myself, I can understand why many companies are tempted to build a system of their own capable of doing what TotaLand does. That is, after all, how I got started. I began playing around with building Access databases to generate and track leases in the late 1990's while still working as a landman. As someone with first-hand experience in this area, I can shed some light on the cost effectiveness and practicality of building and maintaining a system of your own.
